I would like to thank The Roofing Company and its personnel for their very professional and satisfactory repair of my mansard roof. The project was completed in a timely manner, and my house and property was left in a pristine and clean condition upon completion. My thanks goes out to Dave Page, Project Assessor/Sales, Dennis Wood, Field Supervisor/Sales, and Jose Cortes and his crew, for their professionalism and customer satisfaction. One will not go wrong on contacting them for your project and your requirements.

The Roofing Company put a new flat roof on a section of my house several years ago. I was really happy with the work that was done and the guys that did it. Recently I called the office on a warranty issue regarding leak. Kimba in the office quickly got me all set up for a site visit. Dennis W. came out and solved the problem even though there was no issue with the originally install. He really took the time to make sure there were no leaks. I couldn't ask for better service. He even remembered my dog's name from when he met him at the original install. The company advertises "Old Fashioned Service" and they definitely deliver it. I wouldn't use anyone but them for my roofing needs! Maureen Update March 5, 2020 I hired The Roofing Company to replace a skylight which Dennis and Steve installed this week. While removing the old skylight was no easy task, they both did a great job! Maureen

I am so happy with the work that they did. Everyone was on time and worked hard to get the job done and avoid any delays due to forecasted rain. All the workers were awesome, and left my home and yard spotless. Truly a great company! I highly recommend them!

After my husband and I vetted 8 roofers from the State of Florida authorized MSFH contractors list, these guys met and exceeded all our requirements. Honesty. You don't meet Charlie James, sales exec, you make a friend. Charlie ran all over the place to find us a unique item we wanted, asking nothing in return. He discusses waste and hidden damage up front, unlike most roofers. Always available, no telephone tag. A real pro. Workmanship, exceptional curb side appeal. Dallas and Carlos kept us up on status throughout the job. Great follow up. Cleanliness: not a nail, nothing left behind, bushes covered, several passes with the magnetic equipment. Even hand cleaned the roof drip/fascia. Who does this? Price: all things considered, the absolute best value. We are very satisfied. I wish this kind of honest unbiased review was already posted, it would have saved us a lot of aggravation. Hope it does for you

Zephyrhills Roof Repair for Newer Homes Too

Zephyrhills is one of the faster growing parts of the region, so the homes here run from long established to built only a few years ago. There is an assumption that a newer roof cannot have problems yet, and most of the time that holds true. But a roof that is only a few years old can still develop a leak, usually from how a detail was sealed during construction rather than from age. We see both ends of that range, and the roof repair service we bring to homes throughout eastern Pasco County is the same careful look whether the roof has been up for decades or only a couple of years.

Why a Newer Roof Can Still Leak

When a roof goes on during a busy building season, the surface can look flawless while a few details underneath were rushed. A pipe boot seated a little loose, a starter course not fully sealed, flashing tucked in quickly at a wall or valley, nails driven slightly high. None of it shows from the ground, and none of it leaks on a calm day. Then a heavy Zephyrhills storm finds the one spot that was not finished tight. Because the roof is young and the surface is sound, the fix is almost always small and localized once we trace the water back to its actual entry point.

This is the kind of repair we would rather do early, while it is one detail and not a ceiling. On a newer roof, replacement almost never enters the conversation, the roof has most of its life ahead of it and just needs the weak point corrected. We will only raise a Zephyrhills roof replacement if an older roof turns out to be worn across the board, and even then we show you the photos behind the call. For a young roof with a single leak, a repair is the honest answer and the affordable one.

Zephyrhills roof Repair FAQs

Here are the questions we hear most.

The earliest signs usually show up in two places: inside and outside. Inside, a water stain on the ceiling or a dark spot on drywall near an exterior wall almost always means water is getting past the roof somewhere, even if it started small. Outside, look for shingles that are curling at the edges or cupping in the middle, granules collecting in the gutters after rain, and any flashing around vents or at roof edges that has lifted or pulled away from the surface. On the older homes that make up much of Zephyrhills, those signs often appear gradually rather than all at once. The important thing is not to wait until there is a visible drip, because by then the water has usually been working its way in for a while. Our inspection is free, and catching something early almost always means a smaller repair bill.
We look at how contained the damage is and what condition the rest of the roof is in. A leak in one spot, a few cracked or lifted shingles, or a flashing failure around a vent is almost always a repair, and we say so. We only bring up a full replacement when damage is spread across multiple sections, the decking has gone soft beneath the surface, or the roof has simply worn out across the board. At The Roofing Company of Tampa Bay, we back every assessment with photos so you can see exactly what drove the recommendation.
Yes, and the good news is that re-roofs in Zephyrhills are handled over the counter through the City of Zephyrhills Building Department, which means no lengthy plan review wait. The city runs its own building department, so permits stay local rather than running through Pasco County. We pull the permit, handle the product approvals, and schedule the required inspections, so the paperwork is taken care of on our end. Permitted work also protects you at resale and keeps your insurer from having grounds to push back on a future claim.
Most roof repairs in Zephyrhills fall between $300 and $2,500. Where yours lands comes down to a few key factors: the roof type, the size of the damaged area, the pitch, and what we find once we open up the problem spot. On older homes, the decking beneath the surface sometimes shows wear that needs to be addressed before the new material goes on, which can affect the scope. You get a written estimate before any work begins, so the number you approve is the number you pay, and the inspection that gets you there is free.
That is exactly the right question to ask before spending money on a repair. An older roof that is worn in one spot is usually worn across the whole surface, and a repair on a roof that is genuinely at the end of its life buys you very little time. When we inspect a roof like that, we look at the granule loss across the shingles, the condition of the flashing and sealants throughout, and whether the decking shows any soft spots. If the roof is holding up well overall and the damage is isolated, a repair is the right move. If it is showing age across most of its surface, we will tell you that straight and explain what a full replacement would involve so you can plan for it.
It can add a step, and we are used to it. Many of the active adult and deed-restricted communities in Zephyrhills have rules about roof color, material, or appearance, and some require association approval before visible work starts. We help you confirm what your community allows and prepare whatever documentation is needed to satisfy the board before anything goes on the truck. For communities with shared structures or common-area roofs, we also coordinate with management on what falls within your scope versus the association's. The approval step does not slow the job down when it is built into the process from the start.
Often yes, when the cause is wind or another covered event rather than age and wear. To be straight with you, we do not file or handle the claim for you, but we guide you through it. We document the storm damage with photos and a written assessment your adjuster can use, and we walk you through what we are seeing so you can present it clearly. Florida sets tight deadlines for reporting storm damage, so do not sit on it. If you feel stuck dealing with your insurer, Florida's insurance consumer helpline is a free state resource that can step in on your behalf.
It is worth staying on top of. Spanish moss and pine needles both trap moisture against the roof surface, and in Zephyrhills's wet summers that combination accelerates shingle breakdown and encourages algae growth. Debris that sits in valleys and gutters blocks drainage and can back water up under the edge of the roof during heavy rain. None of it causes immediate catastrophic damage, but it shortens how long a roof holds up and turns small problems into bigger ones faster. A free inspection will tell you whether the buildup has already caused any damage worth addressing, or whether a good cleaning is all that is needed.
Yes, and a lot of homeowners here appreciate having that option. Most repairs settle at completion without any issue, but if a job comes in larger than expected, we offer a financing plan that spreads the cost into manageable monthly payments rather than one lump sum. The application is quick and you can see what you qualify for before committing to anything. Just mention it when you book your free estimate.
We move quickly on active leaks because water getting in every day deepens the damage to your decking, insulation, and ceiling. Call us as soon as you notice it. In the meantime, put something under any active drip to protect your floors and belongings, and if you can safely move anything out of the wet area, do it. If the damaged section needs a temporary cover to stop water entry while the full repair is planned, we can put that in place first. The goal is to stop the damage, then fix it right.
