Town 'n' Country Roof Repair That Solves the Real Problem

A ceiling stain in a Town ‘n’ Country home rarely sits directly below the leak. We trace water to its entry point, including on flat and low slope sections, and repair it at the source.

We called for an estimate, set up an appointment, he called before coming and was early! He gave us his honest feedback instead of trying to sell us a new roof...and gave us some of his own material to fix our issue. So impressed with his customer service and honesty!!! I highly recommend The Roofing Company!

We had a water stain show on our ceiling. Assumed it was roof as all the crazy storms we get. Turned out to be condensation from the ac. They got in my attic, sent me pictures and they didn't charge me. Great service.

Town 'n' Country Roof Repair From People Who Know These Homes

Town ‘n’ Country is a large, long-established community, block after block of homes that have stood here for generations, and we have repaired a great many of them. That kind of repeat work in one place adds up to something useful: we know how these roofs are built and where they tend to give trouble, so we are rarely guessing once we are up there. We handle roof repair for homeowners across Hillsborough County, and we bring that same familiarity to every street here.

Repairs That Last on Town 'n' Country Homes

Because we have worked on so many roofs of this vintage, we can usually tell early whether a problem is contained or a sign the roof is near the end. That read is worth a lot. It keeps you from pouring money into patching a roof that is genuinely finished, and it keeps a roof with real life left from being replaced before its time. When a roof here can be saved, we repair it and move on. When it cannot, we show you why in plain terms and lay out what a Town ‘n’ Country roof replacement would involve.

A repair only lasts if it is done with care. On a roof that has already been worked on more than once, that means tying the new work cleanly into what is there, sealing it properly, and matching the materials so the fix is not the next thing to fail. We would rather take the extra time to make a repair that blends in and holds than leave you with an obvious patch that lifts in the next big blow. Done right, a single repair can buy a sound older roof years more service.

Town 'n' Country Roof Repair FAQs

Here are the questions we hear most.

It depends on how widespread the damage is and how old the roof is, and age comes up a lot here. Much of Town 'n' Country was built between 1958 and 1978, so plenty of these homes are on their second or third roof by now. If the trouble is contained, a few lifted shingles, one stubborn leak, or a couple of cracked tiles, a repair is usually the right call. When we get up there and find widespread wear, soft decking, or leaks returning in several spots, we will tell you honestly that a new roof is the better investment and show you the photos. The Roofing Company of Tampa Bay would rather keep you as a customer for the next roof than sell you one before you need it.
This trips up a lot of homeowners. Your mail says Tampa, but Town 'n' Country is unincorporated, which means your roof permit does not go through the City of Tampa. It goes through Hillsborough County Development Services, which handles permits and inspections online through the county's HillsGovHub portal for everywhere outside the actual city limits. For anything beyond a small patch, a permit is required, and we pull it, upload the documents, and schedule the inspections for you. You never have to touch the portal or guess which office you belong to, because we confirm your exact jurisdiction before we start.
Most roof repairs in Town 'n' Country fall between $300 and $2,500, with the final number tied to what drives the price: the size of the damaged area, your roof type, the pitch, and what we find once the section is opened up. One thing worth knowing on the older homes here: a decades-old roof can hide soft or worn decking underneath, and if we find it, repairing the deck adds to the job. We always show you before we go further. You get a written estimate before any work begins, so the price you approve is the price you pay, and the inspection is free.
Very often, yes. The original Town 'n' Country homes that LaMonte-Shimberg built here in the 1960s and 1970s were solidly constructed, and a single aging or storm-damaged area is usually a straightforward repair. We work on these older homes throughout Hillsborough County. What we check carefully on a home this age is the decking and the underlayment beneath the surface, since those wear out before people expect. If the roof has had several repairs already or the decking is failing, we will be honest that replacement is the smarter money. If a repair will get you several more good years, that is exactly what we will recommend.
Yes. A lot of the mid-century homes here have flat and low slope sections over carports, Florida rooms, and rear additions, and those fail differently than the main pitched roof. Ponding water, blistering, and split seams are the usual problems, and patching them correctly takes a different material and method than shingle work. When the deck underneath is still sound we repair the section rather than pushing a full tear-off. If the membrane has failed across the whole area we will tell you, but more often a targeted repair gets you several more years out of it.
The big drivers are sun, summer storms, and age. The Florida sun bakes shingles brittle, the near-daily summer thunderstorms drive rain into worn flashing around vents and chimneys, and a lot of the roofs here are simply old enough to be reaching the end of their service life. On the flat sections we see ponding and seam leaks. Homes on the south and west side closer to Tampa Bay also get more salt exposure, which speeds up corrosion on metal flashing and fasteners. Most of these show up first as small, fixable problems, which is why an early look saves money.
It is worth knowing. The southern and western edges of Town 'n' Country, including waterfront pockets like Dana Shores, sit close to Tampa Bay, and Hillsborough County recently expanded its storm surge evacuation zones to take in more of this area and its mobile home communities. The repair itself is the same quality work wherever your home is, but homes nearer the water see more wind and salt, so we use corrosion-resistant materials and seal penetrations carefully there. If your home is in a flood zone and took major storm damage, we will also flag whether federal repair limits come into play before any work starts.
Often yes, when the damage comes from a covered event like wind or a fallen tree rather than gradual age and wear. Here is the straight version: we do not file or handle the claim for you, but we guide you through it. We document the storm damage thoroughly with photos and a written assessment you can hand your adjuster, and we walk you through what we are seeing so you can have an informed conversation with your insurer. Florida has tight deadlines for reporting storm claims, so do not wait. If the loss falls under your deductible, a direct repair is usually the faster route.
Most repairs are finished in a single day, and many in just a few hours. Larger jobs, flat sections, or anything that turns up hidden decking damage can stretch into a second day, and we give you a clear timeline before we start so there are no surprises. You do not need to be home for the work itself, since everything happens on the exterior, but we do ask that you stay reachable by phone in case we find something that changes the scope and needs your sign-off before we move ahead.
Yes. Not every repair is a small bill, especially on a larger or older roof that turns up decking damage, so we offer financing plans that spread the cost into manageable monthly payments instead of one lump sum. It is a quick application, and you can find out what you qualify for before you commit to anything. For smaller repairs most homeowners simply pay on completion, but the option is there whenever you want it.
