broken roof tiles

Roof leaks are worrisome in the sense that when you detect the signs of a roof leak you’ll never know when it has started, how bad it is, and how much you’ll have to spend. Your best option is to discover it as soon as possible, that is, before the telltale patches develop on your ceiling or discoloration on the walls. A frequent and systematic check-up of the roof is the best strategy.

During a roof inspection, it is vital to conduct a meticulous examination of certain sensitive areas on the roof. Once the roof leak (if already developed) is detected or you see the signs of vulnerability in these parts, it is easy to resolve it without contracting a significant dent in your wallet.

1. Roofing material

Roofing materials are the first components of a roof that takes the impact of the elements. So if you see that a few shingles or tiles have shifted a little, pull them into place before it is too late. Another problem can be loose nails. These nails may come loose since the wind in St. Petersburg, Florida tends to be unpredictably strong during some seasons. So you should pay special attention to the nails. If the shingles are missing or tiles broken, replace them on an emergency basis. Doing so will prevent actual water damage before it starts.

2. Flashing

Flashings around the rooftop structures are very vulnerable parts. The metal sheets are likely to rust or the roofing cement that holds the metal sheets in place may develop cracks after particularly hot weather. The rusted metal sheets may also develop holes in due course. In such cases, it is better to replace the sheets.  Remove the cracked or broken roofing cement before applying a new layer. If the place is not sufficiently clean the place will have small pockets of deteriorated material which will be detrimental to the structure in the imminent future.

3. Plumbing boots

Plumbing vents will be attached to the roof using rubber housing which may crack due to the severe heat in St. Petersburg, Florida. These cracked rubber housings should be replaced. It will not cost you much but ignoring them can prove to be costly,

4. Soffit and fascia

These are structures that are installed along the extremities of the roof for preventing water entry to the attic as well as aesthetic purposes. In due course, these will deteriorate due to many reasons. Since they happen to be along the periphery of the roof they will have to take the thrashing of the elements to the maximum. If any weakness is noticed in these parts do not leave it to worsen. Repair them without delay.

5. Vent housings

Vent housings also are likely to crack in extreme heat. It is easy to apply some kind of sealants or caulk to cover the cracks but replacing them is a better and more permanent solution.

6. Siding

The siding boards will be affected by strong wind and rain. When a part of the board breaks away, leaving a gaping hole, it is extremely dangerous. It is always good to check these places after a rainstorm.

7. Valleys

These are the places between two sections of the roof. These valleys are geared to withstand heavy run-off during storms. The force of flowing water should not be taken for granted. They can be very strong and may damage the shingles along the valleys. After each rainstorm, the homeowner should make it a point to check the valleys of the roof and remedy the problems, if any.

These are the obvious points where roof leaks occur. However, roof leaks can occur at any part of the roof. The sources of some are very difficult to detect. You’ll need the services of a professional roofer to detect and remedy them. At least two professional roof checks should be conducted yearly. It can save the homeowner from the avoidable expenditure.
