Drive through Seminole and you will notice how many roofs carry something that was added after the house was built. Skylights, solar panels, solar attic fans, sun tunnels, satellite mounts, and extra vents have gone in over the years as owners updated their homes. Each one is useful, and each one is also a spot where the roof was cut open and sealed back up. Those sealed openings are some of the most common places a leak starts, and they are easy to miss from the ground. We have repaired enough of them on homes all over Pinellas County to know exactly where to look first.
Where Added Fixtures Let Water In
The roofing around a skylight or a solar mount depends entirely on the flashing and sealant that tie it in, and those are the parts that age out first. Sun and heat dry out the sealant, the metal flashing works loose as the roof expands and contracts, and the fasteners that hold a mount down slowly back out. Years later the surface still looks fine while water is tracking in behind a fixture and showing up as a stain several feet away. When we get a leak call near one of these, we pull back and inspect the whole detail rather than just smearing sealant over the top, because a patch that ignores why it failed will fail again.
Most of the time this is a clean repair: re-flash the opening, replace the boot or seal, and the roof is sound again. The exception is when those fixtures sit on a roof that is already near the end, where every penetration has the same tired seal and chasing one leak just moves the next one down the line. That is the point where a Seminole roof replacement stops the cycle for good, and we will show you the photos that make that call clear rather than asking you to take our word for it.
