We had a hard time finding someone to do a very small repair job in our home. I called the roofing company on Monday, they had someone come look at the damage next day and the repair was scheduled and completed by Thursday of the same week. We are so very grateful for the speedy response and repair. Thank you John Wayne for your professionalism and great sense of humor. Merci beaucoup.

Had a roof replace in February at my residence, Matt was awesome, very helpful and they did a good job with a fair price. Had to get a roof repair on a rental house recently due to Idalia and fallen tree branch. Contacted Matt who got Dallas to get with me. Very quick response time, and schedule of service to repair the damage. Dallas provided good information on repair process, scheduling and communication. Would definitely contact The Roofing Company again if needed. Thanks guys!

On January 3, 2023, field manager John Wayne came to my residence to give me an estimate on my roof, which was damaged during hurricane Ian. Mr. Wayne was extremely knowledgeable, thorough and courteous. He was an absolute pleasure to deal with.

Safety Harbor Roof Repair Neighbors Recommend

Welcome to Downtown Safety Harbor sign with landscaping, shops, sidewalk, and street view in Safety Harbor, FL

Safety Harbor is a small, tight place where people know their roofer by name and pass that name along over the fence. We have built our standing here one job at a time, and we work every repair knowing the next call is likely to come from someone down the street who heard how this one went. That is the simplest reason the roof repairs we make across Pinellas County neighborhoods get done right the first time: in a town this connected, there is nowhere for sloppy work to hide.

How One Repair Earns the Next Call

A repair on a small job and a repair on a big one get the same approach from us, because in a town this size both get talked about. We photograph what we find and walk you through it before any work starts, we keep the property clean while we are there, and we back the fix after we leave. None of that is special treatment, it is just how the work has to be done when your customers and your neighbors are the same people. The comeback guarantee means if something we touched is not right, we are back out to make it right, no argument.

That same reputation is why we will not talk you into more than you need. If a repair will hold, we say so and we make the repair, even when a bigger job would pay us more. We only point toward a Safety Harbor roof replacement when the roof has genuinely reached the end of its run and patching it would just be spending good money on borrowed time. Either way, you get the honest version, because the next customer in this town is usually a referral from this one.

Safety Harbor roof Repair FAQs

Here are the questions we hear most.

It can, and in a waterfront Pinellas County city where premiums have climbed, it is worth understanding exactly how. A full roof replacement to current code, with the proper fastening pattern, sealed secondary water barrier, and required underlayment, qualifies your home for a wind-mitigation inspection. That inspection documents the system and the credits flow from the whole installation, not from any single component. A partial repair does not reset those credits, because the wind-mitigation rating reflects the entire roof system and its install date. If your roof is getting close to the end of its life and your premium is painful, that is a real factor to weigh when you are deciding between repairing and replacing. We will give you an honest read on where your roof stands so you can make that call with the full picture in front of you.
The scope and spread of the damage tells us. A repair is the right call when damage is contained to a specific area and the rest of the roof is sound. When we find wear spread across multiple sections, soft decking beneath the surface, or deterioration that has moved beyond one isolated spot, a full replacement is the more honest answer. Safety Harbor has a mix of historic homes near downtown, mid-century ranches in the established neighborhoods, and newer waterfront builds along the bay, and the right answer depends on the age, condition, and history of your specific roof. We photograph everything we find and show you what drove the recommendation before any number is on the table. The written estimate that follows is yours at no charge.
Most repairs run between $300 and $2,500. The factors that move the number are the size of the damaged area, the roof type and pitch, the number of layers present, and what we find when we open the problem spot. On the older homes near downtown and in established neighborhoods like Harbor Oaks Estates and North Bay Hills, age-related issues such as worn decking or corroded flashing can extend the scope beyond what the surface showed. On bayfront properties, corrosion on metal components can add to the work needed. You get a written estimate before any work begins and the number you approve is the number you pay.
Yes, and roof permits in Safety Harbor go through Pinellas County, not the city. Safety Harbor has an interlocal agreement with Pinellas County under which roof permits are submitted directly to Pinellas County Building and Development Review Services rather than to the city's own building division. This is a detail that catches contractors unfamiliar with Safety Harbor off guard, and submitting to the wrong office causes delays. We know the correct process here and handle the permit application, product approvals, and inspection scheduling on every Safety Harbor job from start to finish.
A few patterns show up consistently. On the mid-century ranch homes and cottages in neighborhoods like North Bay Hills, Weatherstone, and Georgetown East, age is the primary driver -- granule loss, curling shingle edges, worn flashing sealants at penetrations, and pipe boots that have hardened and cracked. On the waterfront homes along Bayshore Boulevard, wind-driven rain intrusion at flashing joints and corrosion on metal components from bay exposure are the recurring issues. Across all home types, storm wind is a seasonal reality: lifted shingle edges, displaced ridge caps, and opened valleys after a hard blow. Most of these start as something small and fixable when they are caught before the next rain.
It depends on your policy terms and how the damage is documented. For waterfront properties in FEMA flood zones along the bay, it is worth being clear on what your wind policy covers versus what flood insurance covers, since those are separate policies and storm damage can involve both. For all Safety Harbor homes, Florida limits the window you have to report storm damage after it occurs, and that clock starts at the damage date, not the date you notice it. We document the storm damage thoroughly with photos and a written assessment you can hand your adjuster, and we walk you through what we are seeing before that call. We do not file or handle the claim for you, but we guide you through it. The Florida Department of Financial Services storm page is a free resource worth reading before you contact your insurer.
It can, in a few practical ways. The homes closest to Main Street and the historic core of Safety Harbor tend to be mid-century ranches and cottages with low-slope sections over screened porches or additions, and those transitions between roof pitches are common leak points that need specific attention. Older homes also sometimes have multiple layers of roofing material built up over the years, which affects how a repair is priced and whether the 25% rule triggers a code upgrade on that section. If your home has any architectural details -- decorative fascia, original wood soffits, non-standard overhangs -- we work to match materials and profiles rather than swapping in whatever is on the truck. The written estimate you get will spell out exactly what we are touching and why.
Under the Florida Building Code, if repairs to a single roof section add up to more than 25% of that section within a 12-month period, that entire section must be brought to current code standards, not just the portion that was worked on. This can affect fastening requirements, underlayment specifications, and the secondary water barrier. For homes in Safety Harbor's flood zones, there is also the related FEMA substantial improvement rule, which applies when the total cost of improvements to a home reaches a threshold relative to its assessed value -- at that point the structure must meet current floodplain standards rather than simply being patched. We check both the permit history and flood zone status before pricing any job so there are no surprises.
Yes. We offer financing options for qualifying homeowners, including for repairs that land on the higher end of the range. On Safety Harbor's older homes, what starts as a focused repair call can sometimes reveal worn decking or corroded flashing that extends the scope once we open the damaged area. Having a payment option available means you can move forward with the full repair rather than a patch that will come back. The complete written estimate comes first, and financing is one option on the table, not a requirement.
We walk the full roof and check every field section, ridge line, valley, flashing point, pipe boot, and drip edge. On bayfront and bay-adjacent homes, we pay specific attention to every metal component -- flashing, fasteners, and vent hardware -- because bay-side wind and salt air are real factors even on homes set back from the waterline. On shingle roofs, we check granule retention and fastening throughout. We photograph every issue we find, tell you clearly what is urgent versus what can be monitored, and give you a detailed written estimate at no charge. Nothing moves forward until you approve it.
