I contacted the roofing company to have repairs done on my roof, which was a small job. Dennis contacted me and came out to inspect my roof and gave me a fair quote for the work that needed to be done. The hard part about the repair job is my roof is older tile roof and he had to go find the discontinued tiles to match my roof. Dennis was very professional the entire time I dealt with him did the agreed upon repairs within the timeframe we had agreed-upon. I am very happy with the services I received and would recommend them to others.

Yes, more than achieved your goal. Everyone from your company was very professional, friendly, and helped us through the process of fixing our hurricane damaged roof, where a tree fell on it. From the estimator, the office personnel, and the professional roofer did an outstanding job. The City's inspector was equally impressed with the job. I would recommend the Roofing Company to anyone looking for a quality job done correctly.

Lutz Roof Repair for Every Roof on the Lot

A lot of Lutz sits on bigger lots than you find closer to the city, and bigger lots often mean more than one roof to look after. Plenty of homes here have a detached garage, a workshop, a pool enclosure, a barn, or a guest house sharing the property with the main home. Those secondary roofs protect vehicles, tools, and stored belongings that are easy to forget about until water finds them. We treat every structure on the lot as part of the job, not just the house, the same way we do on homes all over Hillsborough County.

The Roofs That Get Overlooked on Lutz Properties

A garage or workshop roof rarely gets a second look until something inside gets wet. By then a small leak has usually been running for a while, because nobody is walking through a detached building every day the way they move through the house. The structures are often older than the main home too, or were put up by a previous owner without the same attention to flashing and fastening. When we come out for a repair in Lutz, we ask about every roof on the property and check the ones you want looked at, so a slow leak over your tools or your car gets caught before it ruins what is underneath.

The same logic applies to the house itself. If the main roof has a contained problem, a repair is the right answer and there is no reason to spend more. When it is worn out across the board or the damage runs deep into the decking, a Lutz roof replacement is the option that actually lasts, and we put the photos in front of you so the decision is yours to make, not ours.

Lutz Roof Repair FAQs

Here are the questions we hear most.

It does, and it tends to show up faster than homeowners expect. Homes on or near the lakes — Lake Magdalene, Lake Harvey, Lake Stemper, Crenshaw Lake, and the others throughout the area — sit in a corridor with elevated ambient humidity year-round. That moisture accelerates algae and moss growth on shingles, softens the sealant around pipe boots and flashing faster than it would on a drier lot, and keeps roof surfaces from drying out fully between rain events. Add the mature trees that line most of the lakefront lots, and you also have a steady debris load: leaves and small limbs collecting in valleys and at the eave edge, holding moisture against the surface and wearing down granule protection. If your home sits on a lakefront or wooded lot, a roof that looks fine from the driveway can be further along in its wear cycle than the age of the shingles would suggest.
The scope of the damage and the condition of the surrounding roof tell us. When the problem is contained — a few lifted shingles, a failed pipe boot, a localized leak at a valley — a targeted repair solves it without touching what is still performing. When we find granule loss spreading across multiple sections, soft or stained decking beneath the surface, or shingle failure that is not isolated to one area, full replacement is the more honest answer. In Lutz, where you have older lakefront homes on large wooded lots alongside newer construction in the planned communities, the age and history of the roof matters as much as the visible damage. We back every recommendation with photos so you can see exactly what drove the call.
Most repairs run between $300 and $2,500. The factors that move the number are the size of the damaged area, the roof type and pitch, how many layers are present, and what we find when we open the problem spot. On the older lakefront homes near Lake Magdalene and Lake Harvey, we sometimes find moisture intrusion that has traveled beyond the visible damage point, which affects the scope. On tile roofs in Cheval and similar communities, matching the tile profile and underlayment to current code standards is part of the cost picture. You get a written estimate before any work begins, and that number does not change once you approve it.
Yes, and for most Lutz addresses it comes from Hillsborough County. Lutz is unincorporated, which means there is no city building department. The permit is issued by Hillsborough County Development Services, and applications run through the county's online portal. If your address falls in the northern section of Lutz along the Pasco County line, your permit may come from Pasco County instead — a quick address check confirms which side of the line you are on. We determine the correct jurisdiction before we start any project and handle the permit application, product approvals, and inspection scheduling, so there is nothing for you to manage on the paperwork side.
In most cases, yes. Cheval has strict architectural guidelines on roof materials, profiles, and colors, and Heritage Harbor is deed-restricted with its own approval requirements. Getting that sign-off before work begins matters, because a repair done with the wrong shingle color or a mismatched tile profile can trigger a violation even if the work itself is structurally sound. We help you confirm what your governing documents require and can work within whatever the association specifies. The written estimate you receive from us will reflect the approved materials, so there are no surprises once the job is done.
It depends on your policy terms and how the damage is documented. Coverage typically applies to storm events — wind, hail, falling limbs — rather than age-related wear. Florida limits the window you have to report storm damage after it occurs, and that clock runs from the damage date, not the date you notice it. We will document the storm damage with photographs and a written assessment you can hand to your adjuster, and we will walk you through what we are seeing before that call. We do not file or handle the claim for you, but we guide you through it. The Florida Department of Financial Services storm page is a free state resource worth reading before you contact your insurer.
A few come up consistently. On the older lakefront and wooded-lot homes near Lake Harvey, Lake Stemper, and the Lutz Lake Fern corridor, the combination of humidity, debris accumulation, and shingle age drives most calls — algae growth, worn flashing sealants, and granule loss are the recurring issues. On the luxury homes in Cheval, tile underlayment failure beneath intact-looking tile is a pattern, because the membrane ages independently of the tile surface above it. Across all home types, storm wind is a factor every season: lifted shingle edges, cracked ridge caps, and open valleys after a hard storm are common. The good news is that most of these start small and stay small when they are caught early.
Under the Florida Building Code, if repairs to a single roof section add up to more than 25% of that section within any 12-month period, the whole section must be brought to current code standards, not just the repaired portion. This affects fastening patterns, the secondary water barrier requirement, and underlayment specifications. It applies to both shingle and tile roofs. Before we price any job in Lutz, we review whatever permit history exists for your roof so we know where the project stands relative to that threshold. There are no surprises in the estimate you approve.
Yes. We offer financing options for qualifying homeowners, including for repairs that land on the higher end of the range. On older lakefront homes or properties with mature tree canopy, what starts as a straightforward repair call can sometimes reveal a larger scope once we get into the damaged area. Having a payment option available means you can move forward with the full repair rather than patching a problem that will come back. You see the complete written estimate before any decision is made, and financing is one option available to you, not a requirement.
We start with a full walkthrough of the roof, checking every field section, ridge line, valley, flashing point, pipe boot, and drip edge. On tile roofs, we probe the underlayment at the common failure points — around penetrations, at eave edges, and at low-slope transitions. On shingle roofs, we check granule retention, fastening, and any area where moisture may have reached the deck. We photograph every issue we find, note what is urgent versus what can be monitored, and give you a written estimate that lays out the scope and cost clearly. The estimate is no-obligation and at no charge. Nothing moves forward until you approve it. Learn more about The Roofing Company of Tampa Bay.
